These terms govern your use of dwellstar.co and book.dwellstar.co, operated by Dwellstar LLC (“Dwellstar,” “we,” “us”). By using the site, you agree to them.

USE OF THE SITE

The site is provided for browsing our properties, learning about our management services, contacting us, and booking stays. You agree not to misuse the site, interfere with its operation, or use it for any unlawful purpose.

BOOKINGS

Reservations made through this site are processed by Hostaway, our booking platform, and its payment processor. By completing a booking, you agree to the rate, fees, taxes, cancellation policy, and house rules presented at the time of booking. Cancellation terms are displayed during the booking process and in your confirmation; the terms shown at booking govern your reservation.

Guests are responsible for the property during their stay and for any damage beyond normal wear and tear. House rules, occupancy limits, and pet policies are stated on each property’s listing and in pre-arrival communication, and are part of your booking agreement.

CANCELLATIONS AND REFUNDS

Each property’s cancellation policy is shown at checkout and in your confirmation, and it governs your reservation. When a guest cancels a direct booking, refunds are issued net of a 6% processing fee. This covers the card processing and booking platform charges on the original payment, which are not returned to us when a payment is refunded. For example, a cancellation that qualifies for a full refund under the property’s policy returns 94% of the amount paid. The fee does not apply if Dwellstar cancels the reservation.

PROPERTY INFORMATION

We work to keep property descriptions, photos, and amenity lists accurate. Properties are real homes and details can occasionally change; if something material changes before your stay, we will tell you.

INTELLECTUAL PROPERTY

The content of this site, including text, photography, and the Dwellstar name and marks, belongs to Dwellstar LLC or its licensors and may not be reproduced without permission.

DISCLAIMER AND LIMITATION OF LIABILITY

The site is provided as is. To the fullest extent permitted by law, Dwellstar LLC disclaims warranties of any kind regarding the site and will not be liable for indirect, incidental, or consequential damages arising from use of the site. Nothing in these terms limits liability that cannot be limited under applicable law.

GOVERNING LAW

These terms are governed by the laws of the State of California. Any disputes will be resolved in the courts of California.

CHANGES

We may update these terms from time to time. The effective date above reflects the latest version. Continued use of the site after changes means you accept the updated terms.
